PARK RULES FOR BRETON PARK HOMES
- ANY HOME TO BE SITED ON THE PARK EITHER ON A NEW PITCH OR AS A REPLACEMENT OF AN EXISTING HOME SHALL ONLY BE SUPPLIED AND SITED THROUGH THE AGENCY OF THE SITE OWNER.
- THE HOME SHALL BE MAINTAINED IN A GOOD WEATHERPROOF AND STRUCTURAL CONDITION, THE EXTERNAL COLOUR SHALL BE APPROVED BY THE SITE OWNER AND ALL EXTERIORS SHALL BE RE-PAINTED AND ALL TIMBERS TREATED AT LEAST ONCE IN EVERY FIVE YEARS.
- THE COLOUR OF THE EXTERIOR DECORATIONS SHALL NOT BE CHANGED. ANY EXISTING OR NEW CLADDING MATERIALS MUST COMPLY WITH ALL LOCAL AUTHORITY AND FIRE REGULATIONS.
- GAS AND ELECTRICAL APPLIANCES SHALL BE OF AN APPROVED MANUFACTURE AND TYPE AND SHALL BE INSTALLED BY A RECOGNIZED INSTALLER, ALL APPLIANCES TO BE MAINTAINED REGULARLY TO A SAFE AND EFFICIENT STANDARD.
- NO SOLID FUEL APPLIANCES/ WOOD BURNERS TO BE USED, THESE ARE NOT SUITABLE ON MOBILE HOME PARKS.
- NO PARAFFIN HEATERS SHALL BE USED.
- THE OCCUPIER WILL BE RESPONSIBLE FOR THE MAINTENANCE OF ALL WIRING FROM THE METER CONNECTION IN TO AND THROUGHOUT THE HOME.
- ALL OCCUPIERS SHALL INSURE THEIR HOMES AGAINST LOSS OR DAMAGE BY FIRE, IN ADDITION EACH AND EVERY INSURANCE SHALL INCLUDE PUBLIC LIABILITY COVER.
- NO CONBUSTIBLE MATERIALS SHALL BE STORED BENEATH A HOME.
- THE PITCH IS TO BE KEPT CLEAN AND TIDY, THE GRASS CUT DRIED, VEGETATION SHALL BE CLEARED AWAY.
- NO FENCES, HEDGROWS, OR WALLS TO BE PLANTED OR ERECTED WITHOUT CONSENT FROM THE SITE OWNER.
- EXISTING TREES OR SHRUBS PLANTED BY OCCUPIERS SHALL NOT PROJECT OVER ROADWAYS AND PATHS OR OTHER PITCHES. NO OTHER TREES OR SHRUBS SHALL BE LOPPED OR CUT.
- A LOW CHAIN LINK MAY BE ERECTED.
- CLOTHES LINES SHALL BE OF A ROTARY TYPE ONLY AND KEPT CLOSED WHEN NOT IN USE.
- MOBILE PARK HOMES ARE MORE SUITABLE FOR PERSONS WITHOUT CHILDREN AND SALES WILL ONLY BE PERMITTED TO PERSONS OVER THE AGE OF 55.
- MUSICIAL INSTRUMENTS, RADIO'S ETC, SHALL NOT BE PLAYED SO AS TO BE AUDIBLE OUTSIDE THE HOME AND ITS CONFINES BETWEEN THE HOURS OF 10.30PM AND 8.00AM AND SHALL AT NO TIME BE USED SO AS TO CAUSE A NUISANCE TO OTHERS .
- SUBJECT TO ALL REGISTERED EXISTING PETS MAY WHICH BE RETAINED EACH HOME OWNER MAY KEEP ONE DOG OR CAT. BIRDS NORMALLY KEPT IN CAGES WILL ALSO BE PERMITTED. NO PROHIBITED TYPE OF DOG OR CAT DANGEROUS DOGS ACT 1991 (AS AMENDED) IS PERMITTED TO BE KEPT OR BOUGHT UPON THE PARK AND ANY PART THEREOF. SUJECT TO THE FORGOING ANY DOG MUST BE KEPT ECURELY WITHIN ITS OWNERS MOBILE HOME EXCEPT WHEN UNDER AND WITHIN THE DIRECT CONTROL OF ITS OWNER. ANY PET MUST NOT BE PERMITTED TO CAUSE A DANGER OR NUISANCE TO ANY OTHER PERSON WHETHER BY NOISE, BEHAVIOUR OR OTHERWISE NOR TO CAUSE ANY DAMAGE TO ANY PROPERTY UPON THE PARK. THE DOG OWNER MUST WITHOUT UNREASONABLE DELAY REMOVE AND DISPOSE OF SAFELY AND HYGIENICALLY ANY FAECES OF SUCH PET.
- STORM WATER MUST NOT BE DIRECTED IN TO ANY DRAIN OR GULLEY.
- VEHICLES SHALL BE DRIVEN AT A SPEED OF NOT MORE THAN l0M.P.H IN THE INTEREST OF SAFETY, PARKING SHALL NOT TAKE PLACE ON THE ROADWAYS OTHER THAN FOR LOADING AND UNLOADING PURPOSES, VEHICLES SHALL NOT BE DRIVEN ONTO OR PARKED UPON GRASS VERGES.
- EXCEPT WHERE PARKING SPACES HAVE BEEN PROVIDED BY THE SITE OWNER NO CAR SHALL BE PARKED ALONG SIDE A HOME, PARKING SHALL ONLY TAKE PLACE IN THOSE AREAS ALLOCATED FOR THE PURPOSE.
- NO VANS / TOURING CARAVANS OR COMMERCIAL VEHICLES TO BE KEPT OR PARKED ON THE SITE WITHOUT CONSENT FROM THE PARK OWNER. NO UNROADWORTHY VEHICLES TO BE KEPT ON THE SITE.
- NO BONFIRES OR CHIMINEAS WILL BE PERMITTED WITHIN THE PITCH OR THE PARK.
- THE OCCUPIOR OF EACH HOME SHALL COMPLY WITH THE RECOMMENDATIONS AND ADVICE (FROM TIME TO TIME) OF THE LOCAL FIRE AUTHORITY OF SAFEGUARD AGAINST THE RISKS OF FIRE.
- OCCUPIERS SHALL ENSURE THAT NO DAMAGE IS DONE TO THE FIRE POINTS AND NO EQUIPTMENT IS REMOVED.
- THE OCCUPIER IS RESPONSIBLE FOR THE CONDUCT OF THEIR VISITORS.
- EVERYONE USING THE PARK IS REQUIRED TO COMPLY WITH THE REGULATIONS OF THE SITE LICENCE.
- ACCESS IS NOT PERMITTED TO VACANT PITCHES, BUILDING MATERIALS OR OTHER PLANT MUST BE LEFT UNDISTURBED.
- ALL OCCUPIERS AND THEIR VISITORS ON THE PARK MUST CONDUCT THEMSELVES IN A DECENT AND ORDERLY MANNER.
- NO HOME IS TO BE SUBLET.
- T.V AERIALS MUST BE FIXED ON A BRACKET TO THE MOBILE HOME, AND KEPT AS LOW AS POSSIBLE.
- NO GAMES OF ANY KIND SHALL BE PLAYED ON THE ROADWAYS.
- THE PARK OWNER WILL BE ENTITLED TO A COMMISSION OF 10% OF THE SALE PRICE ON ANY HOME SOLD ON THE PARK, THIS ARRANGMENT APPLIES AS THE NEW LAW CURRENTLY STANDS.
- ELECTRIC AND WATER BILLS WHEN ISSUED MUST BE PAID WITHIN 14 DAYS.
- PITCH FEE'S MUST BE PAID ON TIME THE 1ST DAY OF EVERY MONTH IN ADVANCE.
- THESE PARK RULES APPLY TO ALL RESIDENTS, WHERE THE RULES REQUIRE CONSENT TO BE GIVEN BY THE SITE OWNER OR THERE IS ANY INDIVIDUAL VARIATIONS OF THE RULES IN INDIVIDUAL CASES. SUCH CONTENTS OR VARIATIONS WILL ONLY BE VALID IF IN WRITING AND SIGNED BY THE SITE OWNER.
