THESE RULES APPLY TO RESIDENTS AND THEIR VISITORS AND BECOME PART OF AND IN ADDITION TO THE EXPRESS TERMS OF WRITTEN STATEMENTS & TENANCY AGREEMENTS
1 All permanent occupiers must be over 45 years old and can only own one home at a time.
2 Homes where the plot layout restricts the size of the drive can only have one car. Those homes where the plot layout allows for an extended drive could have two cars, provided they are parked in tandem.
3 If both residents in a home require a car each for work purposes only, but only have a one car drive, then two are allowed until one person stops working.
4 All vehicles must be fully road legal.
5 Observe the speed limits and drive slowly.
6 The one-way system must be adhered to, unless the road is blocked. H.G.V. vehicles can go against the flow if necessary.
7 No parking on narrow site roads, except for loading and unloading.
Only if the visitor parking areas are full will temporary parking [not overnight] be allowed on wider roads, provided traffic can still flow & drives & fire points are not blocked.
8 Non resident's vehicles must not be left on the park whilst they are away on holiday and or business.
9 No caravans, motor homes or vans to be kept on site. [The existing van is allowed until it is no longer needed]
10 One dog and cat per home is allowed but only with the Park Owners consent. Where more than one of each exists currently, the situation will reduce naturally.
11 Dogs must be kept under control at all times and must not be a nuisance to other residents.
12 Respect your neighbours and keep intrusive noises to a minimum.
13 External boundary hedging must not be removed and cannot be cut from:-
1st. March to 3l'. July inclusive, due to nesting birds.
14 Internal boundaries must not exceed 1 metre in height for the majority of their length.
15 Homes must be kept in a good decorative order and gardens kept neat and tidy. No changes to be made to plots or homes externally, without consulting the Park Owner.
16 Under no circumstances must "Metpost"spikes be used to erect anything.
17 Open garden fires are strictly forbidden, barbecues are acceptable.
18 Store your wheelie bins out of sight where possible.
19 The Park managers & owners will only deal with signed written comments.
