RULES & REGULATIONS — OWNER OCCUPIERS

The Park owner at his sole discretion will not normally approve an assignment to any person under the age of 50 years of age.
Each owner must keep clean and tidy the area surrounding their mobile home, cutting the grass thereto. Each owner shall before erecting any proposed structure, pathway, flower arrangement, first obtain the approval of the Park owner in writing.
Each owner must fit a dry powder fire extinguisher that is not of smaller capacity than 11/2kg to the mobile home and comply with any relevant fire regulations or insurance conditions.
Each owner must use the car parking bay for parking.
No parking on the grass.
Each owner must not park a boat/caravan/motor home by the mobile home.
Each owner must not paint the mobile home in colours not agreed in writing with the Park owner.
Each owner must not hang washing lines from the mobile home.
Each owner must not accommodate more persons in the mobile home than the number of fixed berths installed by the manufacturer.
All persons entering the Park do so on the strict understanding that the Park owner is not responsible or liable for any injury, loss, damage or theft to them or their mobile home, cars, or any other property.
Cars and other transport brought onto the Park may not be used as sleeping accommodation.
Car owners should note normal road laws apply on the roads of the Park i.e. driving license, M.O.T, insurance etc. A strict speed limit of 5 m.p.h. must be observed. Persons ignoring these rules will be prohibited from bringing a vehicle onto the Park.
All pets to be at the Park owner's approval.
Any pets shown to be of nuisance or annoyance to other persons shall not be allowed to remain on the Park. It is forbidden by the rules for dogs to foul the Park. Droppings must be bagged and deposited appropriately.
No trade or business activity is to be carried out within the Park.
No advertising.
All persons on the Park are expected to behave with reasonable consideration for others. Televisions, sound systems, etc. should not be played so as to cause annoyance.
Firearms, air guns, catapults, fireworks, open fires are strictly prohibited.
If you have a complaint please inform the Park in writing and the matter will be dealt with as soon as possible.

A staff member will accompany you to the unit to check that everything is in working order.
On occupation of the unit we would expect you to keep this in a clean and tidy condition also the area surrounding the unit.
The unit can be entered at any time by a member of staff in case of unforeseen problems.
All breakage's including windows, doors etc. will be paid for by the occupant.
During the winter period we would expect the unit to be kept heated. If the unit is left unoccupied the water systems must be drained to prevent freezing and the bursting of pipes.
Driving on the grass is strictly forbidden.
There is a car parking facility but no major repairs to cars are to be carried out on the Park. Cars that are not in use or cars in an unroadworthy state should not be left on the Park.

Regarding noise: T.V/Sound systems etc. should not be played so as to cause annoyance to others.
No overnight stays by any other person unless permission is authorised. No children are to take up permanent occupation in the unit.
Strictly no pets allowed.
No decorating or removal of furniture/fixtures/fittings from the unit is allowed unless permission has been authorised.
The use or storage of paraffin or portable electric or gas heaters or containers is not allowed.
Smoking inside the unit is not allowed.
Firearms, airguns, catapults, fireworks, open fires are strictly prohibited.
It is accepted that two weeks' notice must be given by both parties to vacate the unit.
If at any time you have a complaint about your unit or the Park please inform us in writing and the matter will be dealt with as soon as possible.
