PARK RULES
These rules form part of the agreement by which you occupy your pitch and home in accordance with the Mobile Home Act (1983).
These rules are in place not to cause any unnecessary restrictions on residents, but to ensure that they may live peacefully and safely in unspoiled surroundings. Certain rules have been compiled for the residents interest, safety and so that the visual amenities of the park are preserved, We are convinced that provided occupiers accept these rules in the right spirit that our Park will be one of the happiest and satisfied communities in the country.
1. Homes must be kept in a Clean and sound condition. Decoration and external colour must be maintained. Wheels must not be removed nor the home repositioned. No external improvements to the home or pitch is permitted without prior written permission from the Park Owner.
2. Residents are responsible for the maintenance of rented garages. Garage entrances must be kept clear at all times.
3. Trees and shrubs must not grow to a size or shape as to interfere with neighbours pitch, the roads or pathways.
4. The number of persons occupying the Park Home Shall not exceed the number for which the home was designed. Subletting is not allowed.
5. External fires including incinerators are not allowed.
6. No porches, extensions, sheds, fences or any structure shall be erected without the prior written consent of the Park Owner.
7. Occupiers shall at all times conduct themselves with due regards to their neighbours. Radios, audio systems, television sets, musical instruments, motor vehicles etc. must be kept to a reasonable volume.
8. No weapons or any other objects likely to give offence on the Park. Guns or any firearms shall not be used or kept on the Park.
9. Occupiers are responsible for ensuring that all electrical, solid fuel, oil and gas installation within the home must comply at all times with requirements of the relevant bodies of authority.
10. No children are allowed to reside on the Park as permanent residents.
11. No person under the age of 50 years may reside on the Park with the exception of the Park Owner.
12. All vehicles must be driven carefully on the Park not exceeding the displayed speed limit.
13. All cars must be parked in the designated parking areas. You must not park on roads or grass verges.
14. All vehicles must be taxed and insured as required by Law. Drivers must hold a current driving licence.
15. Disguised or unroadworthy vehicles must not be kept anywhere on the Park.
16. You must not use the Park Home, the pitch or the park (or any part of the Park) for any business purpose and you must not use the Park or pitch for any storage of stock, plant machinery or equipment used or last used for any business purpose. However you are at liberty to work individually from home by carrying out any office work of a type which does not create a nuisance to other occupiers.
17. You must not park any HGV or large commercial vehicles on the Park.
18. You must not keep any pets or animals except the following:
- Not more than two dogs (other than any of the breeds subject to the Dangerous Dogs Act 1991 which are not permitted at all), You must keep any dogs under proper control and you must not permit it to frighten other users of the Park.
- You must keep any dogs on a leash when on the Park not exceeding Im in length and must not allow it to despoil the Park.
- Not more than two domestic cats which must be kept under proper control and not permitted to frighten other users of the Park or despoil the Park.
19. Rule 18 does not apply to the keeping of assistance dogs to support a disability whereby certification or an identification book from the relevant organisation such as Assistance Dogs UK can be provided as evidence,
20. You are responsible for the disposal of all household, recyclable and garden waste in approved containers through the Local Authority Service which must be disposed of in the correct waste bins provided by the local Council and place them in approved position for collection.
21. No waste water to be discharged onto the ground.
22. You must not park or store or allow to be parked or stored anywhere on the park, touring caravans, motor homes, camper vans, trailers or boats.
