MEDINA PARK RULES – Effective from 07 October 2014
1- THESE RULES APPLY TO ALL OCCUPIERS AT THE FULLY RESIDENTIAL MOBILE HOME PARK, KNOWN AS MEDINA PARK, FOLLY LANE, WHIPPINGHAM, EAST COWES, ISLE OF WIGHT, WHICH IS OWNED AND OPERATED BY THE SITE OWNERS – ROYALE LIFE LTD: ROYALE HOUSE 1550 PARKWAY, WHITELEY, FAREHAM, HAMPSHIRE, PO15 7AG
THE OCCUPIERS AND SITE OWNERS SHALL ADVISE ALL OF THEIR VISITORS, GUESTS, CONTRACTORS AND AGENTS OF THESE RULES AND THEY SHALL BE RESPONSIBLE FOR ALL ACTS AND OMISSIONS OF SUCH PERSONS.
THESE RULES ARE IN PLACE TO ENSURE ACCEPTABLE STANDARDS ARE MAINTAINED ON THE PARK, WHICH WILL BE OF GENERAL BENEFIT TO OCCUPIERS, AND TO PROMOTE AND MAINTAIN COMMUNITY COHESION.
2 - ONLY NEW MOBILE HOMES PURCHASED THROUGH THE SITE OFFICE ARE ACCEPTED ON THE PARK.
THE WHEELS MUST NOT BE REMOVED AND THE MOBILE HOME MUST NOT BE RE-POSITIONED BY THE OCCUPIER.
THE DECORATION AND EXTERNAL COLOUR OF THE MOBILE HOME MUST BE IN KEEPING WITH THE PARK.
3 - ANY PROSPECTIVE RESIDENTS MUST BE 50 YEARS OF AGE OR OVER.
4 - IT IS EXPECTED THAT ALL OCCUPIERS, VISITORS, GUESTS, CONTRACTORS AND AGENTS WILL BE HELPFUL TO ONE ANOTHER AND MUST NOT CAUSE A NUISANCE TO OTHERS IN RESPECT TO LOUD MUSIC AND NOISY MOTOR VEHICLES, ESPECIALLY BETWEEN THE HOURS OF 10.30 PM & 08.00 AM.
IT IS FORBIDDEN TO CARRY OFFENSIVE WEAPONS OR ANY OTHER OBJECTS LIKELY TO GIVE OFFENCE ON THE PARK OR TO INTERFERE WITH OR DISTURB ANY FLORA OR FAUNA ON THE PARK
5 - THE OCCUPIER SHALL ENSURE THAT ALL METERS ARE KEPT CLEAR AND FREE FROM OBSTRUCTION AND ARE MADE AVAILABLE FOR OPENING BY THE SERVICE PROVIDER AND / OR THEIR AGENTS.
OCCUPIERS MUST NOT RE-ROUTE ANY DRAINAGE DOWNPIPES TO ALLOW RAIN / SURFACE WATER TO ENTER THE SEWERAGE SYSTEM.
6 - NON-RESIDENTS SHALL BE ALLOWED ON THE PARK ONLY AS BONA FIDE GUESTS OF THE OCCUPIER, WHO SHALL BE RESPONSIBLE FOR THEM AND THEIR ACTIONS AT ALL TIMES.
7 - NO DOGS ARE ALLOWED ON THE PARK.
NOTHING IN THESE RULES PREVENTS YOU FROM KEEPING AN ASSISTANCE DOG IF THIS IS REQUIRED TO SUPPORT YOUR DISABILITY, AND ASSISTANCE DOGS UK, OR ANY SUCCESSOR BODY, HAS ISSUED YOU WITH AN IDENTIFICATION BOOK OR OTHER APPROPRIATE EVIDENCE
8 - NO TYPE OF TREE MUST BE PLANTED INTO THE GROUND, BUT TREES PLANTED IN POTS ARE ACCEPTABLE.
THE OCCUPIER IS RESPONSIBLE FOR THE MAINTENANCE OF HIS / HER EXISTING TREES GROWING WITHIN THE BOUNDARIES OF HIS / HER PITCH.
THE SITE OWNER WILL CONSULT WITH THE OCCUPIER PRIOR TO ANY WORK CARRIED OUT ON SITE OWNED TREES WITHIN THE OCCUPIERS PITCH.
9 - ALL VEHICLES MUST KEEP TO THE AUTHORISED PARKING PLACES AND THE PARK ROADWAYS MUST NOT BE OBSTRUCTED AT ANY TIME EXCEPT FOR LOADING / UNLOADING GOODS.
VEHICLES MUST BE TAXED AND INSURED AS REQUIRED BY LAW AND DRIVERS MUST HOLD A CURRENT DRIVING LICENCE AND INSURANCE. SORN VEHICLES ARE NOT ACCEPTED ON SITE. DISUSED VEHICLES MUST BE REMOVED FROM THE PARK.
THE MAXIMUM SPEED LIMIT ON THE PARK ROADWAYS IS 10 MPH.
THE STORAGE OF BOATS AND TOURING CARAVANS IS NOT PERMITTED ON SITE
ACCEPTANCE OF THESE RULES FORM PART OF THE WRITTEN STATEMENT OF TERMS UNDER THE MOBILE HOMES ACT 1983 (THE AGREEMENT, AS AMENDED) WHICH SETS OUT THE TERMS ON WHICH ALL OCCUPIERS ARE ENTITLED TO KEEP THEIR MOBILE HOMES ON THE PARK. ANY FURTHER PROPOSED CHANGES WILL BE CARRIED OUT AS OUTLINED IN THE EXPRESS TERMS OF THE ABOVE MENTIONED WRITTEN STATEMENT AND 28 WORKING DAYS NOTICE, IN WRITING, WILL BE GIVEN.
