Robinson Crusoe Park Rules
1. Every person using the park is required to comply with the regulations of the site licence displayed on the park notice board
2. Only park homes proprietary manufacture with conforms to the definition contained in the park site and control of Development Act 1960 The park sites Act 1968 and the park homes Act 1975 accepted
3. Park homes must be keep in sound and clean condition. The owner is responsible for the cleanliness of the pitch. Wheels must not be removed nor the park home repositioned without permission. No external alteration of, or addition to the park home (ie porches, extensions etc) or the pitch is permitted without prior approval of the management and subject to Council permission.
4. The park home may be used by the owner and members of his/her permanent household, and bona fide guests only. LODGERS AND SUB LETTERS ARE STRICTLY UNACCEPTABLE.
5. Owner are responsible for ensuring that internal electrical, gas and water installations and appliances comply at all times with the requirements of the Institute of Electrical Engineering and/or other appropriate authorities.
6.Private gardens must be kept neat and tidy. Trees and large shrubs wtich are deeply rooted should not be planted in the gardens thus maintaining the 6 metre safety clearance space between each park home.
7. All noise should be of an acceptable level between 11pm and Sam.
8. All vehicles must be driven carefully on the park and must not exceed the site speed limit of 10 mph. Vehicles must be kept to authorised parking spaces and roads, which must not be obstructed. Vehicles must be taxed and insured as required by law, and all drivers must hold a current licence. All disused vehicles must be removed from site. Written approval of the management must be obtained before the parking of commercial vehicles light vans, boats, trailers, caravans and motorhomes. The temporary overnight parking of the said vehicles is confined to the visitors car park. Parking on the road is permitted only the time for unloading and loading vehicles. Each home is allocated two parking spaces not necessarily next to the home. Parking on the access road in front of homes 30,31,32,33 is strictly for loading and unloading only.
9. Storage sheds, fuel bunkers, fences, trellis and other structures must be of a non combustible material and must be a size of specified and permitted by WBC in order to meet their conditions.
10. When walking dogs on the park they must be kept on leads at all times. Poopascoopa must be used.
Cats must be trained to use indoor litter trays, and owner of pets must remove them from site when moving to a new address.
11. Fishing on the park, (see attached rules.)
12. Prospective residents must be at least 45 years of age with no resident dependant children and to meet up for an informal meeting with directors before a sale proceeds. Approval must be sought before bring pets on site.
13. Any owner refusing to sign a written agreement has no legal right to be on the park.
14. Disputes between homeowners that cannot be resolved by management committee are to go to arbitration, the costs to be borne equally between homeowners concerned.
15. Any homeowner with 3 month or more in arrears with site rent to be given 3 month notice to quit the site or legal action will be taken to recover all monies owed.
16. Trees with T.P.Os are not to be cut or pruned without consulting the B.O.D Doing so could result in lines being levied by W.B.C. against the persons concerned. R.C.M.C. Ltd will not accept liability.
