Blueleighs Park Rules
The following rules of occupation are for the good management of the park and the benefit of all who use them. These rules are Express terms of the agreement, by which you occupy your pitch in accordance with the current mobile Homes Act.
The rules have not been compiled to place unnecessary restrictions on residents, but rather to ensure that they may live peacefully and safely in unspoiled surroundings. As park home residents live in closer proximity with other residents than house dwellers, certain rules have been complied for the residents interests, others for safety reasons some to preserve the Community and others necessary to preserve the visual amenities of the park. We are sure that, provided the rules are accepted in the right spirit, our park will continue to be a harmonious safe community.
- The occupier shall observe all requirements of the site owners, local authority and planning authority.
- All charges are payable in advance and must be paid regularly on day due. An administration charge will be made on overdue accounts
- The home owner must provide a fire extinguisher for his Park Home. External fires are not permitted and chimney cowls must be kept in good repair. The use of paraffin is forbidden. The home owner must be familiar with the nearest fire point.
- The home owner must provide two cylinders at all times. All gas connections must be checked regularly and replaced when necessary.
- All cars must be parked tidily. No unlicensed cars to be on the park. No major repairs to vehicles to be carried otA on the park. No commercial vehicles are to park on the park.
- All vehicles must be driven with great care and not exceed the speed limit of 30 mph in upper park of Chalk Hill Lane and 10 mph on Blueleighs Park.
- The occupier is responsible for the conduct of children in his/her custody
- Persons under the age of 50 years are not allowed as an occupier as the Park is intended to cater for the Retired & Semi-retired.
- No Children under the age of 18 are to reside on the park.
- No new residents may move onto the park with pets. No poultry or other animals allowed to be kept on the Park. Dogs must be kept on a lead at all times whilst on the Park, and must not be allowed to foul the Park. Pets must be kept under proper control and not allowed to despoil the park.
- No business, trade or profession is to be carried out on Blueleighs.
- All electrical installations must comply with the Electricity Board Standards. No instantaneous electric showers. However, power showers connected to the existing hot water systems are acceptable; if in doubt please seek advice from the office.
- The number of persons occupying a park home shall not exceed the number for which the Park Home was designed.
- Park homes and plots shall be maintained by home owner.
- All Sheds must be of the non combustible type (i.e. metal) and supplied and maintained by home owner.
- Only biodegradable to be disposed of into the sewer, therefore no nappies, cotton wool, plastic or any hard articles to be flushed down the sewer.
- No waste water to be discharged onto the ground.
- Dustbins must be provided by the home owner and deposited at collection points on the day refuse is collected and removed the same day. All cinder dirt must be put in dustbins.
- No temporary structures or greenhouses allowed.
- No combustible structures including fences and hedges of over 1 meter are allowed within the separation distance.
- Television aerials must be sited with discretion so as not to offend other peoples out look
- Sub letting is unreservedly forbidden.
- Letter boxes must be provided by license
- Musical instruments, radios, televisions and other appliances must not cause nuisance to others, especially between the hours of 11.00pm & 8.00 am.
- Any tradesmen on the site must have public liability insurance.
- The site owners will accept no liability for the loss or damage or injury to property or relative of the home owner.
