PARK RULES FOR DUNE VIEW PARK
PREFACE
In these rules :
- "occupier" means anyone who occupies a park home under the Mobile Homes Act 1983
- "you" and "your" refers to the homeowner or other occupier of a park home
- "we" and "our" refers to the park owner
These rules are in place to ensure acceptable standards are maintained on the park, which will be of general benefit to occupiers, and to promote and maintain community cohesion. They form part of the Agreement which homeowners occupy the pitch in accordance with the Mobile Homes Act 1983 as amended.
CONDITION OF THE PITCH
- For reasons of ventilation and safety you must keep the underneath of your home clear and not use It as a storage space.
- You must not erect fences or other means of enclosure unless you have obtained approval (which will not be unreasonably withheld). You must position fences and any other means of enclosure so as to comply with the park's site licence conditions and fire safety requirements.
- You must not keep inflammable substances on the park except in quantities reasonable for domestic use.
STORAGE
- You must not erect any shed on the pitch without our permission (which will not be unreasonably withheld). Sheds must be of a non-combustible construction and positioned so as to comply with the park's site licence conditions and fire safety requirements.
REFUSE
- You are responsible for the disposal of all household, recyclable and garden waste in approved containers through the local authority service. Containers must be placed in approved positions and must not be left on pavements when they have been emptied. Containers must be stored at the back of your home out of view where possible.
- You must not deposit any waste or unroadworthy vehicles on any part of the park (including any individual pitch).
AGE OF OCCUPANTS
- No person under age of 55 years may permanently reside in a park home PETS
- You are allowed to keep one dog or one cat. You must keep any cat or dog under proper control and not allow it to become a nuisance to other residents.
- Dogs must be kept on a lead not more than 1 metre in length and all dog fouling must be cleaned up by the dog owner.
- A new homeowner may come onto the park with not more than one dog or cat which they already own.
VEHICLES AND PARKING
- You must drive all vehicles on the park carefully and within the displayed speed limit.
- You must not park more than one vehicle on the park.
- You must not park on the roads.
- You must not park anywhere except in the permitted parking spaces.
- Visitors to the park must park in the visitors car park and not on the road.
- You must not park commercial vehicles of any sort, as described in the vehicle taxation legislation, on the park.
- Disused or unroadworthy vehicles must not be kept anywhere on the park. We reserve the right to remove any vehicle which is apparently abandoned.
- You must not carry out major vehicle repairs involving dismantling of parts of the engine or works which involve the removal of oil or other fuels.
FIRE PRECAUTIONS
- For your own safety you are recommended to have a fire extinguisher and fire blanket in your park home.
EXTERNAL DECORATION
- Homeowners must maintain the outside of their park home in a clean and tidy condition. Where the exterior is repainted or recovered homeowners must use a neutral colour (a colour chart of acceptable colours is available from the warden and park owner.
BUSINESS ACTIVITIES
- You must not use the park home, the pitch or any part of the park for any business purposes which involves other staff, other workers, customers or members of the public calling at the park home or the park. Machinery, plant or equipment must not be stored on the pitch or on any part of the park.
