PARK RULES FOR ROCKBRIDGE PARK

The following rules are intended to ensure that everyone gets maximum enjoyment and benefit out of your Park Home and life at Rockbridge Park. They cannot cover everything, if you are ever in doubt about anything please ask or if you have any suggestions for changes, please let us know. Please read the following carefully and REMEMBER that everyone staying in your Park Home or visiting you on the park is YOUR RESPONSIBILITY and they must adhere to the rules of the park. Please conduct yourself with due regard to others.
- Homeowners must maintain the outside of their park home in a clean and tidy condition. Where the exterior is repainted or recovered, homeowners must use reasonable endeavours not to depart from original exterior colour scheme of homes on the park.
- Wheels must not be removed or the park home repositioned contrary to legal requirements. No alteration or addition to the pitch is permitted without prior consent of the park owner. Storage sheds, Fuel bunkers or other structures are only permitted with the approval of the Park Owner and where permitted, must be of a design and size approved by him.
- No person under the age of 50 years may reside in a park home with the exception of the park warden and their family.
- The occupiers must not allow waste water to be discharged onto the ground.
- The occupier is responsible for depositing all refuse in the approved containers sited on the park. These containers must not be overfilled.
- Fireworks and Chinese Lanterns are not permitted on the Park for safety reasons.
- No garden or external fires are permitted with the exception of BBQ’s and firepits and these should be positioned at a safe distance from fences and properties.
- No fences or other means of enclosure shall be allowed without the approval of the Owner (except existing)
- No planting, removal/cutting down or damaging (e.g. copper nailing) of trees is allowed unless approved by the Park Owners. Gardens must be left intact when the Occupier vacates the pitch.
- You must not use the park home, the pitch or the park (or any part of the park) for any business purpose and you must not use the park home or the pitch for the storage of stock, plant, machinery or equipment used or last used for any business purpose. However you are at liberty to work individually from home by carrying out any office work of any type which does not create a nuisance to other occupiers and does not involve other staff, other workers, customers or members of the public calling at the park home or the park.
- Access is not permitted to any vacant pitch. Building materials or other plant must be left undisturbed.
- Park homes should be fitted with an efficient fire extinguisher, smoke alarm and carbon monoxide monitor and these should be regularly checked.
- Any scrap metal or garden refuse must not be deposited on the site without the Owners/Park managers permission.
- Musical Instruments, Stereos, Radios and other appliances including Motor Vehicles and their Stereos must not be used to cause nuisance to others. There is a 10pm watershed where noise of any kind sufficient to cause nuisance or annoyance to other Park Residents is Not Permitted. The sound of these items must not carry beyond the boundaries of the Park Home. This applies also to maintenance tools which are not permitted before 8am or after 10pm on weekdays and 9am to 10pm on weekends.
- All Vehicles driven on park must not exceed the speed limit of 5mph as shown on the notices.
- Vehicles on site must at all times comply with the law with regard to MOT, road tax, insurance and drivers must have a current driving licence. Motor vehicle repairs of a major nature are not permitted on park, disused or unroadworthy vehicles must not be kept anywhere on the park. The Owners/Park Manager reserve the right to remove any vehicle which is apparently abandoned.
- Vehicles must keep to authorised roads and parking spaces and should not obstruct garages and roadways.
- Other than for delivering goods and services plus occasional visitors who must use allocated car parking, you must not park or allow parking of commercial vehicles of any sort on the park, including:
- light commercial or light goods as described in the vehicle taxation legislation
- vehicles intended for domestic use but derived from or adapted from such a commercial vehicle
- The above with the exception of commercial vehicles operated by the park owner, park warden and their families
- No touring caravans or motorhomes to be stored on park without the park owners written consent.
- You must not keep any pets or animals except the following:
- Not more than two dogs (other than any of the breeds subject to the dangerous dogs act 1991 which are not permitted at all). You must keep any dog under proper control and you must not permit it to frighten other users of the park. You must keep any dog on a lead not exceeding 1 metre in length and must not allow it to damage the park.
- Not more than two domestic cats. Where possible you need to keep any cat under proper control and must not permit it to frighten other users of the park or cause damage to the park
- Other pets may be allowed subject to prior permission from the park owners
- Owners who currently have more than the permitted number of pets will be able to keep for as long as they wish but they shall not be permitted to replace the pet or acquire a new pet unless subject to the above rules
- Fouling must be cleared and deposited in the appropriate bin for later removal from the park. Do not leave your dog unsupervised outside the property at any time.
- The occupier is at all times responsible for the conduct of children in their custody and for their visitors to the park.
- The use of bicycles by children must be under supervision at all times. No motorised/electric skateboards or motorised/electric scooters are permitted unless a prescribed mobility vehicle.
- It is forbidden to carry any offensive weapon or other object likely to give offence on the park.
