PARK RULES FOR SCATTERDELLS PARK
The following rules of occupation are for the good management of the park and the benefit of all who use them. These rules are Express terms of the agreement, by which you occupy your pitch in accordance with the current mobile Homes Act.
The rules have not been compiled to place unnecessary restrictions on residents, but rather to ensure that they may live peacefully and safely in unspoiled surroundings. As park home residents live In closer proximity with other residents than house dwellers, certain rules have been complied for the residents interests, others for safety reasons some to preserve the Community and others necessary to preserve the visual amenities of the park. We are sure that, provided the rules are accepted In the right spirit, our park will continue to be a harmonious safe community.
MOBILE HOME PARK RULES
- Pitch fee per calendar month. One month in advance.
- Under no circumstances can the Park Home or plot be sublet
- Pitch arrears are not permitted. Residents are not allowed to pay monthly In arrears.
- The daily charge as regulated by the Electricity Board will be charged for Electricity units consumed, will be charged at amount as regulated by the OFGEN. Meters will be read quarterly and accounts sent out as soon as possible after this. Payment must be made within 14 days.
- Plots must be kept tidy at all times: Nothing is to be stored under the Park Home. All Park Homes are to be kept in good repair and gardens to be kept attractive.
- All solid refuse shall be deposited In the proper dustbin, which must be provided by each resident and refuse bins must be kept in good condition.
- Washing lines may be used daily except on Sundays after 12 noon.
- Radio and Television volumes must be kept down to a reasonable level.
- Car parking spaces are provided free at the rate of one car (owners only) per pitch at the sole risk of the residents and vehicles may only be parked on the various parks or in the lock up garages available. On no account may cars be parked on the roads.
- No shed, fence, hedge or erection of any kind Is permitted unless full details have been approved by the Park Owner in writing which must not unreasonably be withheld.
- No bonfires are permitted on the Park and no fireworks or other similar objects permitted unless special arrangements are made.
- Cars travelling on the Park to the must not be driven at speed in excess 10 m. p h.
- The owners do not accept responsibility for any loss, theft or damage to any park home or contents therein of any property brought onto the Park by any resident or visitor.
- The owner will accept one months notice in writing, if a resident desires to remove his or her home from the Park.
- Complaints of any kind should be made to the Park Owner.
- Each resident must provide a lock up letter box at the entrance to their plot, unless there is a letter box in the door if the Park Home.
- No trading or business of any kind to be carried out, either in the residents Park Home or on the Park.
- No hew residents may move onto the park with pets. No poultry or other animals allowed to be kept on the Park. Dogs must be kept on a lead at all times whilst on the Park, and must not be allowed to-foul the Park.
- Mobile homes will not be sold to persons under the age of fifty or families with children under the age of sixteen.
- The occupier is responsible for the conduct of children in his/her custody and of visitors.
- No major repairs to any vehicle are permitted on the Park.
- No Commercial vehicles may be parked on the park.
- All Mobile Homes must conform to the definitions contained in the Caravan Sites and Control of Development act 1960. The Caravan Sites Act 1968 and the Mobile Homes Act 1975/1983
