PARK RULES FOR SUMMER LANE PARK HOMES
These rules are made for the benefit and safety of all our Residents and you are asked to help in ensuring they are complied with.
You. are asked to familiarise yourself with the following Rules because they form part of the Contract between the mobile homeowner and the Company.
The Mobile Home and Pitch -
- The space between the concrete hard standing and the underneath of the park home must be kept clear at all times and it must not be used for storage.
- Notice boards, signs, posters etc., must not be displayed on any mobile home, In any garden or elsewhere on the Park other than with permission of the Company except for the purpose of advertising the mobile home for sale.
- Residents must equip their home with a fire extinguisher of an approved type and a smoke detection system.
- All gardens must be kept neat and tidy at all times including on vacating the home. The planting of trees and shrubs ls subject to the Owner's prior approval of types and position. Existing trees and shrubs must not be cut down, removed or damaged.
- No Improvements shall be carried out to the pitch without the consent of the site owner such permission not to be unreasonably withheld or delayed.
- Vegetables must not be grown in front of the mobile home.
- Musical instruments, record players and any other equipment or machinery must not create a nuisance by their use particularly between the hours of 10.30 p.m and 8.00 a.m.
The Mobile Home Park -
- It Is the Residents' responsibility to ensure that Resident's guests and their children do not cause nuisance on the park. All Residents' are reminded that visitors, whilst visiting the park, are the responsibility of the Resident they are visiting.
- Ball games must not be played on any part of the Park other than any designated area.
- No person may discharge firearms or air guns of any description. No weapons or other objects likely to cause offence are permitted on the park.
- Petrol or other inflammable materials must not be stored on any pitch other than LPG cylinders for the personal use of the occupiers in connection only with the enjoyment of the mobile home.
- Refuse must be placed on the edge of your property by 7am on the day of collection. All refuse must be in tied plastic sacks or suitable containers.
- It is the responsibility of the Resident to arrange for the disposal of all garden rubbish and other materials not collected as refuse. This must not be deposited on the Park. Skips may be used with prior permission.
14.1. All Residents are required to obtain a car parking permit from the Company to be displayed in their car or, if appropriate, an adapted vehicle, at all times whilst on the Park. The original permit will be provided free of charge. An administrative charge of £5.00 will be made for replacement of a lost or missing permit. This rule Is to aid the security of the Residents so that the Company can identify vehicles which do not belong to Residents.
14.2. Cars must NOT be parked on roadways or grass verges. Parking should be in garages or prescribed areas. It is the Residents responsibility to ensure that their visitors observe this rule.
14.3. Save for short stays for the purpose of unloading, Residents are not permitted to park camper vans or similar leisure vehicles in the Park unless such a vehicle has been specifically adapted for the Resident's use to cope with a 1disability' as defined by the Equality Act 2010. Bona fide visitors shall be permitted to park such vehicles for short stays when visiting Residents but for no other purpose
- All residents and their visitors must observe the Park speed limit of 1O mph
- On NO account must FIRE HOSES be used for any purpose other than fighting fires.
- No bonfires may be lit on the Company's land.
- It Is the responsibility of all Residents to ensure that they are aware of the action to be taken In case of fire - If in doubt please consult the Notice in the park office.
- Washing lines are to be reasonably screened from view.
- Access to vacant pitches Is not permitted.
- Trees and shrubs on the park must not be disturbed in any way including being picked, cut, trimmed or damaged.
