Park Rules Old Rectory Mews
In these rules
- *occupier means homeowner
- *'you' and 'your' refers to the homeowners
- *'we' and 'our' refers to the park owners
These rules are in place to ensure acceptable standards are maintained on the park, which will be of general benefit to homeowners, and to promote and maintain community cohesion.
They form part of the Agreement by which homeowners occupy the pitch in accordance with the Mobile Homes Act 1983 as amended.
Occupiers
I. No children or persons under the age of 50 may reside in a park home. Home owners are not permitted to rent their property to a third party.
Mobile Home & External Decoration
2. Home owners must maintain the outside of their park home in a clean and tidy condition. Where the exterior is repainted or recovered, homeowners must use reasonable endeavour not to depart from the original colour scheme.
3. Wheels must not be removed nor the home repositioned.
4. You must protect all external water pipes form potential frost damage.
Condition of the Pitch
5. You must ensure that any structure e.g. shed or porch, erected in the separation space between the Mobile Home and any neighbouring Mobile Home is of non-combustible material and is in compliance with the Park 's site licence conditions and fire safety requirements.
6. You are responsible for the cleanliness, ventilation and safety of the pitch.
7. You must not have external fires. including incinerators.
8. You are responsible that both electrical and gas installations comply at all times with the requirements of NICE(electrical) and CORGI(gas) authorities.
9. You must not permit waste water to be discharged onto the ground.
10. You are responsible for the disposal of all household/ recycling waste in approved containers through the LA service and must place them in the approved position for collection. Residents are responsible for the disposal and/or composting of their garden waste. (see rule 26)
Vehicle and Parking
I I. All vehicles must be driven carefully on the park and within the displayed speed limit, and following the one way system.
12. Vehicles must only be parked on the road and parking areas ensuring enough space for emergency vehicles to pass.
13. To drive any vehicle on the Park the driver must hold a current driving licence and be insured. You must also ensure that any vehicle you drive on the Park is taxed, insured and has a valid MOT certificate in accordance with the requirements of the law.
14. You must not park caravans or motor homes on the park. We reserve the right to remove any vehicle which is apparently abandoned.
15. Horns must not be used as a sign of arrival or departure.
16. You must not carry out any work or repairs to vehicles on the Park involving the dismantling of parts of the engine or involving the removal of oil or other fuels.
Storage
17. Storage sheds and fences must be approved by us in writing (approval will not be withheld unreasonably) and must be of a size and positioned so as to comply with the Park's site licence, fire safety requirements and laws regarding Mobile Homes Park.
18. You must not keep inflammable substances on the Park except in quantities reasonable for domestic use.
19. You must not keep explosive substances on the Park.
Pets
20. You must not keep any dogs, not more than I cat. Any other pet e.g. budgerigars, must be kept in an appropriate cage or housing. Breeding of animals/pets on the site is not permitted. Residents who presently have more than one cat agree not to replace them in future.
Business activities.
21. You must not use park homes, the pitch or the park (or any part of the park) for any business purpose. You must not use the park home or the pitch for any storage of stock, plant, machinery or equipment used for any business purpose.
However, you can work individually from home by carrying out any office work of a type which does not create a nuisance to other occupiers, and does not involve other staff, other workers, customers or members of the public calling at the park home or the park.
Noise nuisance
22. You must not use musical instruments, all forms of recorded music players radios and other similar appliances and motor vehicles so as to cause a nuisance to other occupiers especially between the hours of 10.30pm and 8.00 am. (Rule 15 also applies)
Water
23. You must only use site water hose in case of fire. (Situated on side of garage)
Weapons
24. Guns and other offensive weapon classed as offensive must not be fired or discharged on the site.
Fire precautions
25. It is recommended that you have in your park home a fire extinguisher, fire blanket, smoke alarms and carbon monoxide alarms which conforms to the relevant British Standard.
Other
26. Private gardens must be kept neat and tidy Trees must not be cut down without park owner's permission. Residents are responsible for the pruning of shrubs and hedges so they do not cause damage to boundary fences, grow too high or unacceptably encroach on a neighbouring pitch. We reserve the right to make a decision on these matters if the need arises.
Garden rubbish must not be deposited on the park or any land adjoining the park or boundaries.
27. Washing /rotary drying lines are to be reasonably screened where possible, from public view.
28. You are responsible for the conduct of visiting children and visitors.
29. Access is not allowed to vacant pitches, building materials and plant. You and your visitors must not interfere with or disturb any fauna/flora in the park.
30. Feeding of wildlife is only permitted on your pitch and in such a manner as not to encourage vermin.
