New Site Rules: The Saltings, Baswich Lane, Stafford
- The Licensee must comply with the reasonable directions of the Council with regard to any matters relating to or arising from the Licence or these Rules. Complains should in the first instance be made to the Council’s Head of Law and Administration.
- All refuse which is normally so disposed of must be placed in the dustbins to be provide on the Plot by the Licensee.
- No rubbish or other litter may be burned on the Plot whether by way of any open fire or an incinerator but such rubbish or litter and any other household refuse not normally disposed of by way of the dustbin provided on each Plot must be removed from the Caravan Site.
- Waste water must be disposed of only by way of the water closet or gully provide and not onto the Plot or elsewhere onto the Caravan Site and the Licensee must not allow any matter to pass into the water closet gully or drain which is likely to interfere with the free flow or to cause damage thereto.
- During frosty weather the Licensee must take sufficient precautions to prevent any unnecessary damage to plumbing installations.
- The use of any chemical closet is forbidden
- Gas solid fuel and electric appliances used in the Caravan or elsewhere on the Plot must be maintained to an efficient and safe standard and all open fires must be protected by safety guards of an approved standard. Only smokeless fuels may be used in solid fuel appliances.
- Electricity must only be obtained by way of the metered supply provide to a point on the Plot and it will be the responsibility of the Licensee to ensure that existing or new appliances connected are in accordance with the requirements of the Institution of Electrical Engineers and/or other appropriate authorities. The Licensee will be responsible for the provision and satisfactory maintenance of all electric wiring taken as an extension to the Caravan from the point where it leaves the group metering position. The installation for the provision of an electricity supply to the Caravan must include the provision of an earth leakage breaker.
- Bottled gas containers of a maximum capacity of thirty-two pounds per cylinder (or of such greater capacity as may be approved by the Council) and not more than two in number may be fitted outside the Caravan in an approved position. In no circumstances must gas containers be kept within the Caravan. All pipe work shall be approved materials and maintained in satisfactory condition.
- Paraffin petrol and other inflammable fuels may only be stored on the Plot in positions and quantities approved by the Council and shall in no way contravene any recommendations of the /County Fire Officer. The use of paraffin heaters in the Caravan is totally prohibited.
- Clothes lines may be erected on the Plot provided that they are of the rotary type and are not erected in front of the Caravan.
- The Licensee must not without the written consent of the Council cut lop or otherwise damage any trees hedges bushes or shrubs growing anywhere on the Caravan Site.
- The Licensee may keep at the Caravan or on the Plot not more than one dog (other than any of the breeds subject to the Dangerous Dogs Act 1991 which are not permitted) or one cat and two cage birds Provided that no nuisance is caused thereby to any person. No dog shall be allowed outside the curtilage of the Plot unless on a lead. No other domestic animal bird or pet may be kept on the Plot except an animal or pet housed in a cage or aquarium remaining at all times within the Caravan without the specific consent in writing of the Council.
- The Licensee must not play any musical instrument or use any gramophone tape recorder radio or television set so as to be audible to persons outside the Plot between the hours of 11pm to 7am.
- All person occupying the Caravan must conduct themselves in a decent and orderly manner.
- In the interests of safety vehicles using roadways on the Caravan Site must not exceed a speed of Five miles per hour.
- Motor vehicles must not be driven on to or parked on grass verges or pathways on the Caravan Site but must be kept upon the properly appointed parking areas.
- No motor vehicles other than the Licensee’s private domestic motor car shall be parked on the properly appointed parking areas without he Council’s written consent.
- Fire points are provided by the Council on the Site. The Licensee must ensure that nothing is done to damage or remove the equipment provided and must report any deficiencies noted by him to the Council forthwith.
- The Licensee must equip the Caravan with an appropriate fire extinguisher which shall be maintained in an efficient condition.
- The Licensee must co-operate with the Council in all organised fire drills.
- The Council accept no responsibility of any kind whether under statute or at common law for injury sustained or suffered by the Licensee or members of his family or other occupants of the Caravan or for loss damage or injury to the Caravan or his or their property of any kind unless caused by the negligence of the Council its officer or servants.
- The playing of outdoor games on the Caravan Site is restricted to the part of the Caravan Site which has been set aside for that purpose.
- The Council reserves the right to refuse admission of the Caravan to the Plot in the event of its failure to comply with the British Standard Specification for Residential Park Homes for the time being in force.
- The Licensee may erect one storage shed on the Plot subject to obtaining the Council’s prior written approval to the design, standard and size of the shed (approval will not be unreasonably withheld or delayed).
- No fencing shall be erected around or within the Plot save that along the sides and rear of the \plot fencing of a type approved in writing by the Council may be erected to a height not exceeding four feet six inches.
These site rules were deposited with Stafford Borough Council on 15th January 2015 and will take effect on 7th February 2015.
