PARK RULES FOR TWIN OAK PARK
MOBILE HOMES ACT 2013, THE MOBILES HOMES (SITE RULES)(ENGLAND) REGULATIONS 2014.
These rules are in place to ensure acceptable standards are maintained on the Park that will be of benefit to all Home Owners. They form part of the Agreement by which homeowners occupy the pitch in accordance with the Mobile Homes Act 1983, as amended.
CONDITIONS OF THE PITCH.
- The pitch for each Mobile Home is from the site boundary at the rear to the site boundary at the front, 3 metres to the left of the home and 3 metres to the right.
- The Home must be kept and maintained in good condition and painted in keeping with each other. Wheels must not be removed.
- For reasons of ventilation, safety and fire you must keep the underneath of your home clear and not use it as a storage space.
- You must not erect fences or other means of enclosure without the prior permission of Site Owner in writing, even where the erection is the replacement of an old fence. Where permitted, fences must be maintained in good condition and treated with waterproof solutions as appropriate. Panels damaged by wind must be promptly replaced. In considering applications for fences the Site Owner will pay particular regard to the height proposed.
- Trees and shrubs may only be planted with the approval of the Site Owner as these can affect services.
- All the trees on the park are our property and must not be interfered with.
- You must not have external fires. Barbeques are allowed but must not be left unattended and a means to extinguish must be available.
VEHICLES AND PARKING.
- No more than two cars are permitted for each Home including a visitor's car and to be parked where authorised by the Site Owner. Cars are only permitted where the following conditions are complied with. Each car must be insured according to the law. Each car must be in good working order and roadworthy. Only private cars are permitted and not goods vehicles or commercial vehicles.
- The repair, maintenance, dismantling or restoring of motorcars on the site is strictly prohibited as this is unsightly and can be noisy.
- Drivers must not cause a nuisance through excess revving andwarming up periods.
PETS.
- The keeping of any pet or animal of whatever nature is prohibited other than an assistance dog if this is required to support a disability and Assistance Dogs UK or any successor body has issued you with an Identification Book or other appropriate evidence.
STORAGE.
- One storage shed is permitted on the pitch, except with prior permission of the Site Owner. The shed must be positioned to comply with the Park's site licence and fire safety requirement. No other storage receptacle on the pitch other than the shed will be accepted.
REFUSE.
- You are responsible for the disposal of all household, recyclable and garden waste in accordance with the Local Authority regulations.
- You must not deposit any waste on the Park.
AGE OF OCCUPANTS.
- No person under the age of 50 years may reside on the Park.
DRAINAGE.
- The following must not be discharged into the drains: motor oil, grease, anti-freeze brake fluid etc., Cooking oil and fat. Weed-killers, insecticides, fungicides and other gardening chemicals. Paint thinners, white spirit, turpentine creosote etc., Chemical drain cleaner. Acid based brick/stone floor cleaners. Medicines. Photographic developing fluids. Nappies, sanitary towels, rags, soft toys, tennis balls etc., Floor cleaners, disinfectants and bleaches. Home beer and wine making substances. (The Bio disc has to work as hard to treat one pint of beer, even when diluted, tipped down the drain as it does to treat all the normal waste produced by one person in 24 hours.) The above is a guideline and is not an exhaustive list. The golden rule is IF IN DOUBT - LEAVE IT OUT.
- All washing powders, detergents etc., must be non-biological without enzymes, no sterilising fluids, these must not be allowed to enter the sewerage system.
MISCELLANEOUS,
- Occupiers are responsible for the conduct of their guests and family.
- It is forbidden to carry offensive weapons.
- No commercial enterprise or activity is permitted from the Home or the Park without the express consent in writing of the Site Owner.
- Musical instruments, radios, televisions and other appliances must not be used in such a way as to cause nuisance to others in particular at night between 22.00hours and 0800hours.
- Each home shall have a mains pressure outside tap and keep a dry powder type fire extinguisher with a capacity of not less than one kilogram. Also each home should be equipped with a smoke alarm in working order.
- You must not keep inflammable substances on the park except in quantities reasonable for domestic use.
- Laundry must be hung out in an unobtrusive manner, on rotary washing lines.
- Should a pitch become vacant access is forbidden.
- Sub-letting of the Mobile Home is forbidden.
- The Site Owner does not accept any liability whatsoever for the loss or damage to any property of the Homeowner, including the Mobile Home, their family or any visitor to the site.
