PARK RULES FOR PARK VIE MOBILE HOME PARK
The following rules of occupation are for the good management of the Park and the benefit of all who live on the park and who use it· These rules form part of the agreement by which you occupy your pitch in accordance with the Mobile Homes Act·
Park Rules
Definitions- Owner/s shall mean The Park View Mobile Home Park owner, Resident/s shall mean resident/ home owner· The Park shall mean The Park View Mobile Home Park·
- All residents of the Park Homes on ''The Park" must be middle aged or retirement aged persons only· No children or young persons may reside at ''The Park"·
- The "pitch" shall mean that area on the park upon which the Mobile Home is stationed known as ····························· and for the purpose of identification shown on the site plan, a copy of which is displayed on the site notice board·
- The Owner has the sole right to site homes on ''The Park"· Park homes shall be sited in the precise position indicated by the Owner· All residents shall occupy the pitch allocated by the Owner· Residents must not trespass on other pitches or encroach on their neighbour's privacy
- An Occupier may not let his mobile home nor allow it to be occupied by persons other than his family· The term "his family" will be taken to mean only the occupier, the wife or husband thereof·
- Residents must ensure that any visitors to their home abide by all site rules and express terms of the Written Statement·
- All residents are responsible for the cleanliness and maintenance of their pitch, its surroundings, slabs, steps etc· The area underneath the unit must be kept clear· A garden, if permitted, must be kept neat and tidy at all times and the layout thereof must be approved by the owner· No tree or shrub may be planted, cut down, removed or damaged, holes must not be dug or turf cut into in any way and no sunken garden or excavation may be made without the prior consent of the Owner· Border-type flower gardens are permitted· Modest vegetable patches are permitted but are to be discrete and to the rear of the garden and screened· No fences, sheds, porches, decking or any type of construction to the home or garden is permitted without the written permission of the Owner· The Owner reserves the right to withdraw such permission and to remove the same at any time without liability for loss or damage· Landscaping of gardens is permitted but not to the extent that there is no grassed/grass areas left· An area of approximately 1/3 of the total garden must be left to grass towards the front/road end of the garden· Gardens must be left intact when the occupier vacates the pitch· A residents design and use of their garden must have respectful consideration for their neighbours privacy and their neighbours enjoyment of their own home·
- No commercial enterprise or business activity may be conducted by an Occupier or any family member, or any visitor on the Park or from or in any mobile home· The overhaul and repair of vehicles for re-sale is regarded as a business·
- No commercial vehicles, vans, wagons, touring caravans, caravanettes or boats may be brought on to the site at any time if over 30cwt unladen weight·
- Musical instruments, record players, radios, other appliances and motor vehicles must not be used so as to cause nuisance to others at any time but especially between the hours of 10pm and 8am · In this and all respects each Occupier is responsible for the conduct of their visitors and children·
- Only tradesmen who have from time to time been licensed in writing by the Owner may trade, sell or buy on the park·
- An Occupier must not park any trade vehicles on the Park without prior agreement in writing from the Owner, which may be withdrawn without warning·
- Each Occupier must sign a copy of these rules and conditions· Copies of which are displayed on the site notice board·
- For each pitch, there is a designated parking space either in the form of a parking bay or garage· Parking must be kept to the authorised parking areas· Parking is not permitted on the site road or pavements· No vehicles may be parked on Resident gardens· Roads must not be obstructed, visitors must not use other Residents car parking spaces, visitors must be informed of this· Visitors parking is located on the main car park near the entrance to The Park·
Vehicles must be taxed and insured as required by law and drivers must hold a current driving license and insurance· All vehicles must be driven carefully, not exceeding the speed limits posted· Disused vehicles must be removed· No vehicle other than a private car, motorcycle or mobility vehicle may be kept on the Park· No overhauling, by which is meant major stripping down or restoration work, of any vehicles other than normal routine maintenance as changing oil and other fluids is permitted on the Park· Learner drivers are not permitted to practice on the property· No revving of the engine for test purposes or causing a nuisance with a vehicle is permitted·
- The number of persons occupying any mobile home may not exceed its specified number of berths in that mobile home·
- Only mobile homes of a proprietary manufacture and built to standard BS3632 as defined by the Caravan Act 1960 are permitted on the Park· Each mobile home must have a letter box fitted and its pitch number plate must be kept clean and legible and must be fitted onto the front exterior thereof·
- Wheels and towing equipment must not be removed from the Mobile home without the permission of the Owner·
- A mobile home on its pitch may not have its colour changed without the prior consent of the Owner·
- No external structural alterations or addition to the mobile home is permitted without the prior approval of the Owner·
- No mobile home may bear any advertisement matter other than the manufacturer's name· No notices may be fixed on the site·
- An Occupier must dispose of garden and domestic rubbish via the Council Refuge Collection Service·
- The Owner recommends that the Resident has their own electrical installation inspected on a periodic basis but not exceeding 10 year and a report issued highlighting and defects within the property and any necessary remedial works carried out·
- Fire precautions· A fire extinguisher must be installed in the mobile home and renewed each year· Carbon Tetrachloride extinguishers can be dangerous in confined spaces and must not be installed or used· A dry powder extinguisher of at least 1Kg capacity may be suitable· It is forbidden for anyone to interfere with fire points or appliances for use in cases of emergency and each Occupier shall ensure that their children are warned of this· Gas cylinders must not be placed inside a mobile home unless used in the compartment as prescribed by the British Standard code of practice C· P· 339 part 2 1956· Only smokeless fuel may be used and any chimneys must be swept regularly and kept clean· A maximum of 4 x 47Kg gas cylinders are allowed and must be kept in accordance with current gas storage and safety regulations approved by the Owner· Cylinders may not be relocated without the Owners written permission·
- No fire shall be made at any pitch or elsewhere on the Park and no fireworks or firearms or explosives may be carried into or used at the Park·
- It is the Residents responsibility to keep all installations and appliances within their home compliant with current safety regulations and inspected according to current regulations with a report issued highlighting any defects that require attention after which any required remedial works are undertaken·
- Electrical installation in caravans must comply with the requirements of the Institute of Electrical Engineers and once tested and passed may not be modified without further notification and further test and approval·
Electrical main switches, cut -outs and wiring must not be tampered with or altered in any way· The permitted load of 50 Amps must not be exceeded·
- Water is for domestic purposes only· DO NOT WASTE WATER· The Occupier must not permit water to be discharged on to the ground·
- No petrol or oil or flammable liquid may be stored in a mobile home or on the Park or pitch or be discharged anywhere on the Park·
- Any coal or combustible material normally used for heating purposes may only be stored in bunkers of a construction and in a position by the Owner·
- Storage sheds, fuel bunkers or other structures are only permitted with the prior consent of the Owner and where permitted must be of a design and size approved by the Owner·
- The Owner and his employees and agents shall not be liable whatsoever for loss or theft of, or damage or loss to, or theft from, any mobile home or other vehicle or property whatsoever· The Owner shall not be liable whatsoever for the loss or theft of any mobile home keys· Further, the Occupier shall indemnify the Owner and keep him indemnified from and against all actions proceedings and claims by a third party in respect of all and any loss, damage or liability caused by or arising out of any neglect or default or wilful act of the Occupier or members of his household or quests or visitors, and the Occupier agrees and covenants to insure and keep insured the mobile home and its contents with a member of the British Insurance Association against loss or damage by theft, fire, storm and tempest and liability to any third party and such other risks that the Owner may from time to time reasoning require the Occupier to produce to the Owner upon request the policy of such insurance and such evidence that the Owner may reasonably require that the policy is valid current and all premiums have been paid·
- It is forbidden to carry or use on the Park, offensive weapons or other object likely to cause offence, or to interfere with or disturb any flora or fauna on the Park· Guns, air guns, ammunition or catapults are not to be used on the Park·
- Dogs are NOT allowed on the site in a Mobile home· Any casual visitor with a dog must keep it on a lead· Other pets are permitted on the Park under proper control and at the Management's discretion· Any fouling by dogs must be cleaned up by the dogs owner· Courtesy must be shown with regard to peoples pitches·
- The water and sewerage supply to each home is part of a private water/sewerage system owned, operated and maintained by the Owner· The Owners responsibility for this supply ends at the point where the pipe work leaves the underground on its route to connect into the home· From the ground up to the home is the residents responsibility
An Occupier is not permitted to pour any foreign bodies down the drain such as; Cooking fat, Animal fat, Newspaper, Any form of plastic, Baby wipes, Nappies this list is not exhaustive·
